Developers want to turn vacant parcel into 'gateway' for downtown Chandler

CHANDLER, Ariz. — Developers are hoping to transform one of central Chandler's last remaining large, vacant lots into a complex consisting of housing, retail and commercial properties. 

Known as the "District Downtown" project, the proposed development seeks to build out about 49 acres located near Arizona Avenue and Pecos Road.

The Chandler City Council is scheduled this week to review a request to rezone the vacant land and the project's preliminary development plan. 

Records show the project is expected to include the following elements:

  • Parcel 1: Two car dealerships
  • Parcel 2: 45,115 square feet for commercial uses
  • Parcel 3: Two office buildings
  • Parcel 4: Multi-family residential building of 400 units
  • Parcel 5: Multi-family residential building of 400 units
  • Parcels 6 and 7: Two hotels each consisting of 98 rooms

The site's layout additionally includes an open space and park area near the commercial buildings which may have shaded seating, decorative lighting and patterned landscaping. More than 2,000 parking spaces are included in the design.

The developer's documents describe Downtown District as potentially serving as the "gateway" to Chandler's downtown region.

"The District Downtown creates shopping and employment opportunities in the immediate area and is anticipated to improve the City’s jobs-to-population ratio while at the same time provide much needed housing to the City and immediate area," project documents state.

For the last several years, the East Valley city has been running out of undeveloped land and reaching it's "build-out" capacity. Chandler's officials have recently proposed emphasizing on more mixed-use projects in the future as the city runs out of raw land to develop.
