'Explosive is one word for what's happening': Growth in the West Valley is booming, according to real estate professionals

12News reported the number of single-family home permits have gone up 88% since last year in Goodyear.

PHOENIX — The West Valley has seen tremendous growth over the past decade or so. Some would even say it's booming.

"Explosive is one word for what's happening," Greg Vogel said.

Vogel is the Land Advisors Organization CEO. He's well-knowledgeable of what's been happening in the West Valley, studying it closely. He says growth is not slowing down.

"When I began working in the West Valley back in the '80's only about 30% of the growth in our region was occurring west of Interstate 17," he said.

Vogel says it's now up more than 50%. He also predicts over the next decade about 60% of the Valley's growth will be in the west.

"Compared to the southeast valley, which is running out of land, clearly they have state land to go to, the northeast valley is pretty much out of land," he said. "When we look at the West Valley overall, it's got all the land to accommodate growth over the next 50 years of growth for the valley and then some."

That land already has attracted multiple businesses, people and builders. Last month, 12News reported the number of single-family home permits have gone up 88% since last year in Goodyear. Multi-family homes also nearly doubled in 2023 from 2022 and at least 39 new retail establishments have opened in Goodyear since last year.

Recently, the Estrella Community recently announced the sale of more than 700 homesites to national homebuilders.

The growth is causing home prices to go up, though costs are somewhat lower than other parts of the Valley.

"It's in the high $300,000's to the very low $400,000's," Vogel said. "Median price across the Valley for a new home is in the mid $400,000's. So it's a little less costly but I would also say homes over $800,000, the number of new homes sales and home sales overall doubled in one year (in the west valley)."

And as the area grows, Vogel says it'll be interesting to see what happens and what the future holds.
