Maricopa County sees fewest amount of evictions filed since May

Eviction filings have historically been lower starting in November and throughout the holidays, a judge says.

MARICOPA COUNTY, Ariz. — In the month of November, 6,656 evictions were filed in Maricopa County– the fewest number of evictions filed since May of 2023. 

Maricopa County began to see an increase in evictions filed first in April, but in August, the number of evictions filed became the third highest in the history of the Maricopa County Justice Courts. September saw even more evictions filed – 7,809 – and became the second most evictions filed in a single month. October followed suit; there were 7,948 evictions filed, making October 2023 the month with the largest number of evictions filed in this century.

Previously, 2005 saw the largest number of evictions filed in a single month. Now, the three months with the most evictions filed are all in 2023.

The reprieve seen in November is typical of this time of year, Judge Anna Huberman said in a press release.

“Our data over more than 20 years shows that we see fewer of these cases as the holidays approach,” Huberman said. “November falls a little, December and January seem to level off, and then there is another drop in February before filings start to pick up again.” 

January of 2023, however, did not follow this trend. While last November did see a decrease in evictions filed, December of 2022 and January of 2023 both saw increases in the number of evictions filed, before a drop in February of 2023.
