Housing market in West Valley is 'booming'

Pending home sales in the United States dropped to a record low in July as the country’s housing market cools.

BUCKEYE, Ariz. — Pending home sales in the United States dropped to a record low in July as the country’s housing market cools. The National Association of Realtors says pending home sales fell by 5.5 percent. 

But you're in luck if you are looking to lock down something west of the Valley. Real estate agent Cynthia Jauregui specializes in the housing market in that area. She says specific cities are primed for home purchases.

 "It's going to turn into a buyer's market, it's booming," Jauregui explained.

 The boom is thanks in part to interest rates dropping.

"Buyers are making the choice to say I'm going for it, and with interest rates coming down people are starting to feel a little bit more comfortable committing to a home," Jauregui said.

The Cromford Report, which gives a monthly pulse on the housing industry, shows the price per square foot staying steady in West Valley cities from 2023 to 2024.

"Surprise is one of those cities, the Cromford Report has it all listed, these cities are just going to be transformed, she added. I saw that alone in this last week, I sold one of my properties in 24 hours," said Jauregui.

The Buckeye local added that buyers don't have to sacrifice proximity to shopping, schools, or hospitals.

"There's just all this growth that people can expect. When I came out here 19 years ago, I didn't have that, I had to drive into town and now the West Valley is giving that Phoenix vibe, that Scottsdale vibe," Jauregui said.

Jauregui said the low rates are inspiring "sideline skeptics" to get back into the house-buying game.

"People are coming back into the scene, first-time home buyers are excited," said Jauregui. "There's something about being able to provide a better home for your family and as an owner for themselves and their family and their legacy."
